## Don’t have time to watch the full webinar replay? Check out our highlight video of “New vs. Existing Building: Which is Better?”

This is a common question we get as a range company and we felt it one that should be answered. Below you will find our full highlight video from our webinar, New vs. Existing Building: Which is Better?

In this webinar, Joe Bricko and Randall Mendenhall discuss the pros and cons of new vs. existing buildings for a commercial shooting range.

### Introduction and talk about the importance of location

![](https://rangesys.wpengine.com/wp-content/uploads/2017/11/asdfghjk-300x169.jpg) ![](https://blog.range-systems.com/hs-fs/hubfs/Imported_Blog_Media/asdfghjk-300x169-1.jpg?width=600&height=338&name=asdfghjk-300x169-1.jpg)

**Location is key** when talking about building in both cases, **Existing **or **New. **Something to consider for either new or old is to find an area with **High population density **and **Traffic.**

Its also important to understand the **Customer Demographics **within an area, before you build.

### Pros of using an existing location

![](https://rangesys.wpengine.com/wp-content/uploads/2017/11/asdfghjkl-300x169.jpg) ![](https://blog.range-systems.com/hs-fs/hubfs/Imported_Blog_Media/asdfghjkl-300x169-1.jpg?width=601&height=339&name=asdfghjkl-300x169-1.jpg)

The pros of using an existing building include:

- Better possibility for finding **primo location **and **ideal demographics **
- You may be able to find **unique selling opportunities **and you may be able to have the option of **signing a lease **rather than buying.

Also, check out the highlight video to get suggestions on **ideal building types**

### Cons of using an existing location

![](https://rangesys.wpengine.com/wp-content/uploads/2017/11/asdfghjkll-300x169.jpg) ![](https://blog.range-systems.com/hs-fs/hubfs/Imported_Blog_Media/asdfghjkll-300x169-1.jpg?width=601&height=339&name=asdfghjkll-300x169-1.jpg)

The cons of using an existing building include:

- You may find yourself running into an **inadequate structure **with existing buildings. This includes things like an improper location for **support columns **or **weak ceilings. **
- Speaking of ceilings, you need to make sure you have **ceilings** with **a minimum height of 14 feet** in order to allow yourself enough room. This may be hard to find in an existing building.

In the video, they will also talk about options to make your range still happen if you can’t find a space with** 14-foot ceilings.**

### Pros of Building New

![](https://rangesys.wpengine.com/wp-content/uploads/2017/11/asdfghjklllll-300x169.jpg) ![](https://blog.range-systems.com/hs-fs/hubfs/Imported_Blog_Media/asdfghjklllll-300x169.jpg?width=601&height=339&name=asdfghjklllll-300x169.jpg)

The pros of building new:

- When building new you are the first person in that space, this means all aspects of the range will be **fresh **and** clean.**
- You can also plan your new range in a way that will give you a **backup plan **in case your property doesn’t do well as a shooting range.

Cons of building new

![](https://rangesys.wpengine.com/wp-content/uploads/2017/11/lkjhgfdsa-300x169.jpg) ![](https://blog.range-systems.com/hs-fs/hubfs/Imported_Blog_Media/lkjhgfdsa-300x169-1.jpg?width=600&height=338&name=lkjhgfdsa-300x169-1.jpg)

Cons of building new:

- Building a new structure can be costly and requires a **large capital ****investment** upfront.
- The process of getting the** proper zoning **approval can be** slow **and** long. **

### Mistakes made with existing buildings

![](https://rangesys.wpengine.com/wp-content/uploads/2017/11/asdfghjklllll-1-300x169.jpg) ![](https://blog.range-systems.com/hs-fs/hubfs/Imported_Blog_Media/asdfghjklllll-1-300x169.jpg?width=600&height=337&name=asdfghjklllll-1-300x169.jpg)

The most common mistake people make with building in existing buildings is **underestimating length. **

We often see people getting into buildings that they think **will work** but to their surprise, they realize they **haven’t left enough room** when the actually get into the **building process.**

### Mistakes made with building new

**Overbuilding** is always an issue we see when people build new.

Along with this, Joe talks about the **accessibility issue** with new builds in the highlight video.
